What we look for in a commercial property

Every property is different, but we tend to ask the same questions. Is the location one that businesses will still want in ten years? Who occupies the building now, and who would occupy it next? What will it need, and is that work realistic?

We are comfortable looking at buildings that need attention, provided the fundamentals are sound. A tired building in a good location can be a better opportunity than a smart one in the wrong place.

If you have a property that might fit, a short conversation is usually the quickest way to find out.

Why the North East remains our focus

Our focus is on the North East because this is where we know the streets, the occupiers and the people who keep local business moving. That knowledge is difficult to gain from a distance.

It also helps us make clear decisions. Understanding why one side of a town performs differently from the other is often what makes the difference to an acquisition.

We are open to expanding beyond the region when the opportunity is right, but the same discipline applies wherever we look.

Thinking of selling? What makes the first conversation easier

Owners and agents sometimes wait until everything is ready before speaking to a buyer. In practice, a few basics are enough for an initial view: the address, the current use, any existing leases and your ideal timing.

Further information such as floor areas, tenancy schedules and title documents can follow if there is a good fit.

We aim to be straightforward. If a property is not right for us, we would rather tell you early.
